There are two mistakes. The state Montana does NOT allow real estate agents to disclose the terms of the deal to other buyers in a multiple offer situation. The course said it is legal. Also the course voice kept saying leed instead of lead concerning lead based paint.

Reverse Mortgage section test question typo - 3. Jack needs money to remodel the home that has been his principal residents for the past five years so he can age in place. Assuming he meets all the other characteristics (age, etc.), will he qualify for a HECM? [should read principal 'residence']

The course went into different types of dementia, assisted living, nursing homes, etc , which is not what I expected. I would’ve thought the course would focus more on power of attorneys and what to do if you find a client unable to sell a house because of cognitive issues. Some of the legal language was confusing, so some explanatory information following the Articles that help break it down would have been good. It required re-reading them many times. In an in-person class, there would have been more description and discussion. I liked the examples and mini quizzes, and there could have been more.

This is a fantastic course. One typo was at the beginning, in the example given about reverence for cows, it said "Hindi culture." Hindi is the name of the language. It should have said "Hindu" culture. Later in the course, this had been corrected, but it appeared incorrectly in the beginning.

This course was short and too the point, so it did not get confusing and convoluted. I did find one possible error though: Under "Rent Increases and Property Deregulation" un the second section called "Further Regulation of Rent Increases," there is a sentence that reads "MCIs are not permitted if a building has 35 percent of fewer regulated units." Everywhere else in the course, it says 35 units and not percent, so I think "percent" is a typo. It was not clear there.

While I enjoyed this course, I was very surprised and disappointed, as a Baby Boomer, with this Key Point under the Baby Boomer section: The youngest segment of the senior demographic is known as the baby boomers and includes those born between 1946 and 1964. While many baby boomers have retired and are continuing to enter retirement in unprecedented numbers, this segment of the population typically does not think of themselves as old. Baby boomers have experienced a lot of change in their lifetimes. They are part of the generation that protested the Vietnam War, attended Woodstock, experienced the free love movement, and had less social restraints than previous generations. Today this generation is redefining what it means to retire. The Civil Rights Movement was a noticeable omission, which made reading that baby boomers experienced Woodstock and the free love movement somewhat offensive, especially considering that almost every other course that I took was written with cultural sensitivity. Simply adding the Civil Rights Movement to that one sentence would improve the relevance of the entire Key Point.
I will only use WEBCE for all my CE courses!

The text often contradicted itself. Some of the material, i.e., Universal Design is absolute nonsense and a waste time and energy. That unit was woke and offensive to my intelligence. Obviously builders and buyer's agree which explains its rarity.

I would have liked to see more information regarding exactly what KY Laws specified in some of the requirements. Additionally differences between Residential and Commercial requirements.

I would like to have seen specific laws, etc. that pertain to the state of NY. As this is a course for NY agents required to renew licenses. Including only federal laws is not sufficient. You advertise courses for states so you should include relevant information for that state. Also you reference NAR codes too often. NAR does not have any oversight of a real estate license. The state grants the license and oversees rules and laws pertaining to maintaining that license, not NAR. So it isn't appropriate in my view to reference NAR in a licensing course. Also, a licensee does not have to be a member of NAR or any other realtor board.

Some confusion regarding Articles and SOP in regard to new circumstances as result of the NAR lawsuit settlement. Might be helpful to flag information that may require additional explanation or may possible revisions and edits regarding new mandatory practices and procedures.
I found the course content presentation confusing. This is a complicated issue and the presentation didn't simplify the relationships; it made it more confusing to understand the differences and how to use them.

There were several components of this course that do not appear to be relevant to agents in Texas. As I signed up for a Texas CE package, it would've been better from my perspective to not spend effort trying to learn about things prohibited in my state. Further, I am taking the coursework as Continuing Education for my state license, so being told to check elsewhere to see what the rules in my state are is a little annoying. That's part of what I paid y'all for.
I love that i can do this at my own leisure.

I liked the fact that many issues/topics were repeated throughout the course; for those who may be guilty of any of them was constantly reminded throughout.
There was a section of Understanding Implicit, Explicit and Systemic Bias. The authors, Bias as to Appraisers and appraisal gaps is a bit ridiculous, for suggesting making a neighborhood more diverse. He or She seemed to suggest forcing or steering people into undesirable neighbor hoods, to make it fairer when appraising. Another comment seemed to imply an appraisal gap, to be more fair, should be appraised closer? Like a mobile home in a multi-million dollar neighborhood? Like a home between two burnt out houses and next door to two crack houses, should be worth more, I understand the fair value, but is that house going to retain that value at resale? The author of this chapter appears Biased as to the reality of values. Biased in itself is Biased depending on the thoughts of the Authors describing the subjects.
It read out ever number and chapter. It wasn't as fun and interesting as other courses before.
I love that course does not hold up a page until AI finishes reading the page, I am an auditory / visual learner and since these courses are somewhat repetitive, it allows me not to wait for the speaker to finish, if I am reading faster. LOVE IT!!!

This course suggests things that I would never personally get involved with. I am not a doctor and therefore would not be comfortable assessing anyone or suggesting someone may not be competent. I did not like the speaker's computer generated voice
Only negative I can see is this course is generic and not tailored to state-specific laws. It can be confusing regarding examples of contract items not in my state's contracts, for example. Another is the return of earnest money when a contract is lawfully terminated. SC law does not account for automatic return of this money; we have to use another form where all parties agree to return the money.
I am not certain about the estimated hours that I am supposed to finish. The accuracy of it? But, so far...so good!

There was a section that talked about being encouraged to bring a complaint against a realtor. I never have, I know I can, but my answer was wrong because I said I hadn't been encouraged to bring a complaint. That was weird. There was another section that seemed wrong too, but I can't remember specifically which it was....

It is fairly good
I consider myself to be proficient in the design of the pace. I have found that your lessons exceed 3 hrs more often than not. I believe there is some repetition in the lesson that slows the pace. If I were to take a similar class in a classroom environment, it would not exceed 3 hrs. Otherwise I enjoyed the experience.

Florida law uses the terms "customer" and "client" differently. In Florida, buyers and sellers are the "client" of the brokerage, and the "customer" of the agent. This is somewhat conflicting with the information in this class.

I didnt know how to pause and review and I read through complete course, took exam and finished in shorter amount of time...I did not know what to do other than go back and review until the time was used.
Definitions on "complainant and respondent" should be set forth BEFORE they are discussed in the chapter.

This course was constructed with too many 'game like' tactics...with too many traps, odd wordings, and reverse questions. It was not near as good of a resource, or as direct and informative, as your other courses in "Agency Relationships" which I have taken over the years.
